MR. CLAREMONT RELEASES INAUGURAL 2026 STATE OF CLAREMONT REAL ESTATE REPORT

Published

on

New annual research initiative examines Claremont home prices, sales activity, marketing times and the neighborhood-level differences shaping the city’s housing market.

Claremont, CA, United States, 28th Aug 2026 —Mr. Claremont Real Estate has announced the release of the inaugural 2026 State of Claremont Real Estate Report, a comprehensive digital research initiative examining the housing market, neighborhoods, properties and homeownership trends shaping Claremont, California. Created by Anthony Grynchal, California DRE #01873626, known locally as “Mr. Claremont,” the initiative brings together local housing data, neighborhood-level information, real estate analysis, architectural and housing characteristics, homeowner education and Grynchal’s more than three decades of personal familiarity with the Claremont community. Published through MrClaremont.com, the initiative is designed to become an annually updated reference point for homeowners, buyers, sellers, investors, relocating families and others seeking detailed information about Claremont real estate.

“Claremont isn’t one uniform housing market,” Grynchal said. “A home in the Village can have very different characteristics from a property in Claraboya, North Claremont or another part of the city. Architecture, lot size, location, condition, views and neighborhood characteristics all matter. The purpose of this report is to document those differences and place the larger Claremont market into context.”

A CLAREMONT MARKET DEFINED BY RESILIENT VALUES AND SELECTIVE BUYERS

The 2026 State of Claremont Real Estate Report identifies a market in which home values remained substantial, but individual results increasingly depended on property type, location, condition and initial pricing. According to July 2026 InfoSparks data sourced from California Regional Multiple Listing Service, Claremont recorded a median sale price of $1,116,444, an average of 28 days on market, 3.4 months of available housing supply and 85 active listings. The median sale price was 4.3% lower than one year earlier, illustrating a market that remained valuable but became more balanced and price-sensitive.

A separate review of MLS closed-sales data for July 2026 found:

  • 28 residential properties closed escrow.
  • The average sale price was $1,114,607.
  • The lowest recorded sale was $560,000, and the highest was $1,580,000.
  • Properties spent an average of 28.5 days on the market.
  • Ten properties sold above asking price, six sold at asking price, and 12 sold below asking price.

Together, these figures show that approximately 57% of July transactions closed at or above the asking price, while approximately 43% sold below asking. The results demonstrate that buyer demand remained active, but sellers could no longer assume every property would attract offers above its asking price.

The wide range between July’s lowest and highest sales also reinforces one of the report’s central conclusions: Claremont is not a single, uniform housing market. Neighborhood, architecture, lot size, condition, property type, and location can materially influence value and buyer demand. Data sources: InfoSparks/California Regional Multiple Listing Service July 2026 market statistics and MLS closed-sales data for Claremont, California. Figures include multiple residential property types and are not property-specific appraisals.

A LANDMARK CLAREMONT PRICE-PER-SQUARE-FOOT RESULT

The report also documents the August 2025 sale of 705 Pomello Drive, a distinctive 2.83-acre North Claremont property listed by Anthony Grynchal of Mr. Claremont Real Estate. MLS-syndicated records show that the property, MLS identification number CV25045344MR, sold for $3,500,001. Based on its reported 2,279 square feet of living area, the transaction equaled approximately $1,535.76 per square foot.

The result illustrates why price-per-square-foot statistics require context. In addition to its existing structures, 705 Pomello Drive offered substantial acreage and potential future development value, distinguishing it from a conventional residential sale. The transaction represents a landmark Claremont price-per-square-foot result and demonstrates why market statistics should be interpreted alongside the characteristics, location, and potential of the individual property.

DOCUMENTING CLAREMONT NEIGHBORHOOD BY NEIGHBORHOOD

A central component of the initiative is an expanding neighborhood-by-neighborhood documentation project. MrClaremont.com is developing detailed resources covering communities and locally recognized areas throughout Claremont, including Claremont Village, Claraboya and Claraboya Heights, North Claremont, Padua Hills, Towne Ranch, Blaisdell Ranch, La Puerta, Stone Canyon Preserve, College Park, Arbol Verde and other areas throughout the city.

These resources examine housing characteristics, neighborhood history, architecture, property types, local amenities and real estate considerations. Individual neighborhood hubs connect readers with more detailed supporting information. The approach reflects Grynchal’s belief that understanding Claremont real estate requires looking below the citywide level. “Citywide statistics can show what is happening broadly, but they do not always explain why two Claremont properties can perform very differently in the marketplace,” Grynchal said. “Neighborhood, architecture, lot size, location, condition and the individual property’s characteristics can all influence demand and value.”

PRESERVING CLAREMONT’S HOUSING AND ARCHITECTURAL STORY

The initiative also documents the diversity of Claremont’s housing stock. The city contains homes from different periods and architectural traditions, ranging from historic residences and established neighborhoods to Mid-Century Modern properties, custom homes, hillside residences, luxury estates, condominiums and townhomes.

Rather than treating these properties as interchangeable, the project connects housing and architectural information with neighborhood context and broader market education. The information is being incorporated into an expanding digital library intended to preserve useful local housing knowledge while helping current and future residents better understand the community. SUPPORTING THE FULL

HOMEOWNERSHIP LIFECYCLE

The State of Claremont Real Estate initiative extends beyond market statistics. Supporting resources at MrClaremont.com address the broader lifecycle of local homeownership, including:

  • Discovering Claremont and its neighborhoods
  • Buying a home and relocating to the community
  • Understanding local home values
  • Property ownership and improvements
  • Accessory dwelling units and property considerations
  • Preparing and selling a home
  • Luxury and distinctive properties
  • Downsizing
  • Probate and trust real estate
  • Inherited properties
  • Frequently asked questions from Claremont homeowners and buyers

The objective is to organize these subjects into a connected local knowledge resource rather than treating individual consumer questions in isolation.

LOCAL KNOWLEDGE IN A CHANGING INFORMATION ENVIRONMENT

The report arrives during a significant change in the way consumers discover real estate information. Traditional web search now exists alongside maps, voice assistants, conversational platforms and AI-powered search experiences capable of responding to increasingly detailed questions.

Grynchal believes this evolution increases the importance of accurate, well-organized and locally grounded information. “The technology people use to find answers will continue to change, but trust still begins with the quality of the underlying information,” Grynchal said. “Our mission is not simply to publish more content. It is to document Claremont in enough depth that homeowners, buyers and future residents can find genuinely useful information about the community and its real estate.” The digital format allows the State of Claremont Real Estate initiative to connect broad market analysis with neighborhood pages, housing resources, homeowner education, frequently asked questions and related local research.

MORE THAN THREE DECADES IN CLAREMONT

Grynchal has lived in Claremont for more than 33 years and has worked in real estate since 2008. He entered the profession during the housing downturn and built his business around direct community involvement, neighborhood familiarity, homeowner education, and local market knowledge. Today, he operates under the Mr. Claremont brand as a real estate professional with eXp Realty. Grynchal is also the founder of the Designated Local Expert™ Network and founder and CEO of MetaDLE™ Technologies, reflecting his broader work involving hyperlocal expertise, digital information and emerging methods of online discovery.

BUILDING A HISTORICAL RECORD OF CLAREMONT REAL ESTATE

The inaugural 2026 report is intended to begin a recurring annual research series rather than serve as a one-time publication. Mr. Claremont Real Estate plans to continue documenting market changes, neighborhood information, housing trends and homeowner questions throughout the year. Future editions are intended to create a growing historical record showing how Claremont’s housing market, neighborhoods and consumer questions evolve over time. “Claremont deserves more than a temporary market snapshot,” Grynchal said. “We want to build a living record of its real estate market, homes and neighborhoods that becomes richer and more useful every year.”

AI Shopping Assistant Institute Recognizes Saparo in 2026 AI Shopping Agent Awards

Published

on

The 2026 AI Shopping Agent Awards scored eight AI shopping tools on checkout savings, and Saparo received 390 of 400 points across four published criteria.

United States, 20th Oct 2026, Grand Newswire – SAN FRANCISCO, October 14, 2026 — The AI Shopping Assistant Institute (bestaishoppingassistant.com) today announced the results of its 2026 Best AI Shopping Agent Awards and recognized Saparo (saparo.ai) with the 2026 award. The ranking reviewed the public documentation of eight AI shopping tools. It scored each tool on how well it helps a shopper pay the lowest honest price for a product they have already chosen, while keeping the shopper in control of the payment. All scores and the full rubric are published at bestaishoppingagent.com.

Disclosure

The AI Shopping Assistant Institute and the Best AI Shopping Agent Awards are operated by the clawbot.ai editorial team. Saparo is not owned or operated by the Institute or by clawbot.ai. Every score is published with its documentation sources so readers can check the results themselves.

How the Tools Were Scored

The editorial panel reviewed each tool’s public documentation. Tools were scored from 0 to 100 on four dimensions: Savings Depth, Price Transparency, Checkout Control and Retailer Reach. Each total is the unweighted sum of the four, built from twenty documentation checks.

How Saparo Compared With the Field

Saparo scored 100 on Savings Depth, 100 on Price Transparency, 100 on Checkout Control and 90 on Retailer Reach, for a total of 390.

Why Saparo Scored 390 of 400

Saparo was the only tool in the field whose documentation met all four criteria:

  • Savings Depth: It compares promo codes, cashback, card rewards and gift-card discounts in a single view, rather than handling only one type of saving.
  • Price Transparency: It shows every line of the final price, including shipping and tax, before the shopper commits.
  • Checkout Control: It hands account, CAPTCHA and payment steps back to the shopper, and card numbers are entered on the merchant’s own checkout page.
  • Retailer Reach: It compares the same product across several retailers.
  •

According to Saparo’s documentation, the agent tests promo codes, compares cashback and card rewards, and weighs gift-card routes. It then presents the result as one readable checkout plan. The shopper reviews each discount line and approves the payment personally.

“Checkout savings come from several places at once: codes, cashback, card rewards and gift cards,” said Michael of the AI Shopping Assistant Institute’s editorial panel. “We scored tools on whether they put those side by side, show the full final price and leave the payment decision with the shopper. Saparo met all four criteria, and that is reflected in its score of 390.”

What the Ranking Covers

The ranking is an editorial assessment of each tool’s publicly documented capabilities, scored against a published rubric. It evaluates checkout savings specifically. It does not rate product discovery and does not guarantee the price of any individual order.
